Fresh Plans For Largest-Ever Housing Development In Ennis

A proposal has been submitted for what will be the largest housing development ever built in Ennis, pending its approval.

A developer which previously received planning permission for a €65 million 289-unit strategic housing development west of the Ennis Golf Club is now looking to construct a 300-unit large-scale residential development on the site.

In April of 2023, An Bórd Pleanála granted permission to Glenveagh Homes Limited for a development consisting of 289 homes in the townlands of Ballymacaula, Drumbiggle, Keelty and Circular Road in Ennis.

In June of that year, a case was brought to the High Court seeking to overturn this decision.

Now, the same developer is looking to build a large-scale residential development on the site comprising 300 houses, an 80-child creche, parking, open spaces, play areas, footpaths, cycleways, landscaping, lighting and a vehicular access point onto Circular Road.

The development would be made up of 159 townhouses, 112 semi-detached dwellings, 20 bungalows and nine detached units.

Of these, 55% would be three-beds, 30% would be two-beds, 10% would be four-beds and 5% would be one-beds, while it’s stated that 15% of the project would be open space.

The application is accompanied by a letter of consent from Clare County Council to develop on the lands that are within its ownership, as well as a Part V agreement, meaning the developer agrees to between 10% and 20% of the proposed units being used for social and/or affordable housing.

Submissions in relation to the application can be made up to August 3rd while the local authority must make a decision on it by August 28th.
