The average price of a three-bed home in Clare has soared by 10% in the last year.
The finding is contained in a new Daft.ie report which also shows a typical newly-built home in the county is setting buyers back almost €400,000.
The report reveals house prices rose by almost 7% in the year to June which was down from nearly 4% the previous year.
The median price of a new-build in Ireland is now €445,000 – up 3% in the last year – with the average in Clare being below this at €385,000.
The price of a detached two-bed property here has risen by over 18% to €234,000 while a detached five-bed is up 17% to €530,000.
A two-bed apartment in Clare is now costing buyers €211,000 on average, indicating a 14% increase in a year, while the price of a three-bed semi-detached house has shot up by more than 10% to €322,000.
The only type of property which has become more affordable in the county in the last 12 months is a detached four-bed home, with the average price dropping 4% to €414,000.
A separate report from Real Estate Alliance meanwhile shows the price of the average second-hand three-bed semi-detached home in Clare has risen by almost 5% to €325,000 in the last year.
It notes that prices have remained unchanged here since March and that the average time taken to reach sale agreed was eight weeks.
According to its findings, 50% of purchases were first-time buyers while 5% of sales were attributed to landlords leaving the market.
