The applicant is seeking planning permission for a large-scale residential development on a site measuring roughly 4.9 hectares on the Gort Road in Dulick.

The application provides for alterations to the original hospital building and three extensions of one, two and three-storey height for the purpose of 88 residential units comprising 15 studio units, 18 one-bed dwellings and 55 two-bed homes.

Under the plans, alterations to outbuildings to the rear of the building would be carried out along with a two-storey extension in order to deliver 12 units, two of which would be one-beds while eight would be two-beds and a further two would be three-beds.

The applicant has stated its intention to have eight three-bed three-storey units in a new-build terrace to the rear of the hospital, and to build a duplex housing building to the north-east of the hospital to provide 20 units made up of eight one-beds, three two-beds and nine three-beds.

Additionally, it’s seeking permission to construct 43 new units across two new mixed-use buildings of four and five-storey height, in which there would be three one-beds, 30 two-beds and 10 three-beds.

These buildings would also contain a creche and retail units at ground floor level, while a landscaped plaza would be created between the two buildings, and the existing chapel would be refurbished into a community centre.

The application says access to the site would be maintained through the existing south-west entrance off the Gort Road with minor alterations internally and emergency access only via the road along the site’s northern boundary.

Submissions on the development can be made until August 6th and a decision must be made by August 27th.
