An Coimisúin Pleanála has cleared the way for an over €20m housing development in Clare.
It follows a lengthy appeals process involving concerns over potential flooding, traffic build up and injury to visual amenity.
The saga dates all the way back to August 2024, when Harcon Construction LTD lodged plans for a 56-unit housing development in Quin Gardens.
The portfolio includes five two-bed units, 39 three-bed properties and 12 four-beds, with 117 parking spaces to be provided as well.
The developer also struck a Part V planning agreement with the council, meaning up to 11 of the homes in this case could be used for social or affordable housing.
Seven public submissions were made during the initial planning process and although none objected to the scheme in principle, a number of concerns were raised by residents relating to flooding, traffic congestion and the potential of injury to visual amenity.
It took Clare County Council a full year to grant planning permission for just 49 of the houses , due to a lengthy appeals process, which involved a further information request.
The project met a further delay when local resident Cyril O’Reilly appealed the decision on August 15th over flooding concerns.
