Second Hand Three-Bed Property Prices In Clare Up €60,000 In Last Year

The price of a second hand three-bed home in Clare has risen by €60,000 in the last year.

The finding is contained in the latest quarterly report from the Real Estate Alliance, which is the second newly published housing analysis of this county is many days.

According to the REA, 50% of all homes purchased in Clare between April and June went to first time buyers.

The price of the average second-hand three-bed home here meanwhile increased to €310,000, up 3.3pc from the €300,000 recorded at the end of March.

It shows a significant shift in Clare’s housing market in the last twelve months however, when last June the average three-bed semi-detached property could be purchased for €250,000; a full €60,000 less than the current asking price.

According to the REA, it takes just four weeks for an advertised Clare home to go to sale agreed, this time last year, it took fourteen weeks.

6% of all sales in this county between April and June were attributed to landlords leaving the market, while homes with an ‘A’ Building Energy Rating on average commanded a 15% higher asking price than dwellings with a ‘C’ grade.
