Vincent Hannon Architects, who were among the firms recently awarded the tender to design a masterplan for a sustainable mixed use facility at Francis Street by the Ennis 2040 DAC, has drawn up plans for the proposed build.

The estate would involve 26 homes in total, comprising six three-bed two-storey terraced dwellings, four four-bedroom three-storey semi-detached dwellings, two three-bedroom single-storey detached dwellings, and 14 two-bedroom units.

The project is to be accompanied by all necessary ancillary infrastructure involving 48 parking bays, a 643 metre squared open public space, amenity areas and a new footpath.

Elsewhere, vehicular and pedestrian access would be facilitated by a newly constructed entrance onto Drumcliff Road at the northwest end of the site.

It’s also envisaged that surface water management at the site will be handled by a hydrocarbon interceptor and a soakaway.

In accordance with Article 81A(5) of the Planning and Development Regulations, 2001, an environmental impact assessment has been carried out and has determined that the proposed housing development would not be likely to have significant effects on the environment.
