A Clare developer has been refused planning permission for a large housing project in the South of the county.
It comes as Ahaclare LTD’s plans to build 38 homes in Sixmilebridge have been rejected by the local authority.
The development was due to consist of 20 x three-bed and 18 x four-bed properties on a 1.8 hectare site, with 93 parking spaces planned for the new residents.
A Part V agreement had also been struck with the council and in this case, four of the homes would’ve came into use as either social or affordable housing.
No objections or public submissions were received, however Clare County Council ultimately ruled that the plans were in contravention of the county development plan as the lands in question were zoned as a “strategic reserve”.
Strategic reserve lands generally have no immediate objective, but are often held for the long-term expansion of an area.
The local authority also stated that it couldn’t judge the environmental impacts of the development as a Natura Impact Statement had not been provided.
The applicant has four weeks to decide to appeal the decision to An Bord Pleanála.
