New figures suggest first time buyers in Clare are paying more for their homes than when other purchasers on the market are taken into account.

429 dwellings were sold in this county in the first four months of the year according to the CSO.

First time buyers generally account for around 20 percent of dwellings sales in Clare, with 92 of the 429 properties sold here between January and April 2021 bought by those taking their first steps on the property ladder.

Transactions in this county don’t appear to have been severely hampered by the pandemic according to the CSO, with the first four months of 2021 less than 5 percent below that of 2019.

The average price of a transaction here was around the €179,000 mark when a property was legally transferred between January and April – though when just first time buyers are looked at, it’s around €203,000.

The median price for first time buyers in this county is €196,000 as of April, which is the latest month on record – it stood at €156,000 when all units were taken into account.

This suggests first time buyers are on average paying more when purchasing property.

It’s also a jump on the same timeframe in 2020, when the average price of all transactions in the same four months was around €157,000, and first time buyers stood at around €181,000.

The CSO figures are almost certain to spark calls for further supports for those looking to get onto the property ladder in this county and further afield.
