Kilrush has the third highest commercial vancancy rate of any town in the country.
23% per cent of commercial addresses remain vacant in the West Clare town.
Figures from GeoDirectory show that the number of vacant commercial properties in Clare has risen in the first six months of this year.
The figure now stands at 13.3% in the second quarter of this year compared to 12.9% in the last three months of 2014.
Kilrush has the highest vancancy rate of any town in the country at 23 per cent followed closely by Shannon on 22 per cent and Eninis on 18 per cent.
Annette Hughes, Director of DKM Economics who co-published the report says that while Clare as a whole is just above the national average, some county towns are not performing well.
President of Kilrush Chamber Mairéad O'Brien says a number poor planning decisions led to the decentralisation of the town centre during boom times.
But she says the future looks bright for the West Clare town.
