REA Members Expect ‘Slowing Of Clare Housing Market’ In 2023

Clare members of the Real Estate Alliance say they’re expecting the housing market in this county to slow down more than any other area in the country this year.

A new REA survey suggests the price of a three-bed semi detached home in Clare jumped by 7 percent in 2022.

The REA’s new report – which is the third national housing survey to be published this month – is estimating the average price of a home in this county to now stands at €230,000.

That’s up 7 percent on the price of €215,000 that was documented in a similar survey back in December 2021.

First time buyers made up 60 percent of the market in Clare in the final three months of last year, with nearly one in ten sales coming from outside the county.

The report estimates that prices here are more than 20 percent below the national average of just over €291,000.

Interestingly, the analysis estimates prices may fall by as much as 5 percent here this year – more than anywhere else in the country.

Only three other counties – Kerry, Kilkenny and Wicklow – are predicted to have a fall in prices in 2023, though five more counties are predicted to have prices remain stagnant this year.
