Average Median Age Of Clare Home Buyers Now Over 41

The average median age of home buyers in Clare is now over 41 years old.

Figures from the Central Statistics Office show there were 1,000 homes purchased in this county back in 2019.

This data was collected by the CSO the year prior to the pandemic, though it very much suggests the age of homebuyers in Clare and beyond is rising.

The average age of those purchasing a home here that year was 41.6, which is more than three years above the national average.

While purchasers in the Killaloe, Shannon and Ennis electoral areas had median ages of below 40, those buying homes in Kilrush were on average 45 years old, and in Ennistymon’s local electoral area it was 48.

Average prices of joint transactions in Ennis hit €193,000, with Shannon in just behind at €188,000 for a home.

Ennistymon’s figure was €180,000, a home in 2019 set buyers in Killaloe back an average of €175,000, while the average in Kilrush drops dramatically to around €130,000.

The figures show high incomes are needed for the homes, with joint transactions in Ennistymon involving people who, on average, earn more than €76,000 a year between them.

In Kilrush this figure was just below €75,000, while in Ennis it hit €72,000.

Couples would have to be earning €71,000 to buy a home in East Clare, while it’s slightly less in Shannon at €68,000.

There were around 1,000 home buys in Clare in 2019, with nearly a third in Ennis, around a fifth in Shannon and the remainder in the North, East and West of the county.
