52 Houses Given Green Light For East Clare

A 52-unit housing estate has been given the green light for an East Clare village.

The development will involve the demolition of an existing pumphouse in Tuamgraney.

The local authority has granted permission to Michael Pearl to develop the site on the Dock Road, Ballyquin.

 

Clare County Council previously granted permission to a different applicant in 2008 to demolish the pumphouse at the site and build 89 houses, however this was later overturned on appeal to An Bord Pleanala.

This latest proposal will see 52 houses, comprised of 6 four-bedroom detached houses, 22 three-bedroom semi-detached houses, 14 two bed semis, and 10 two bedroom semi-detached bungalows.

Despite the application gaining approval from the council, it was subject to a number of objections from the local community.

Some of these were based upon fears that Tuamgraney would become a ‘commuter town’ due to the lack of local employment, concern that the demand doesn’t exist for such a large-scale development and potential issues with flooding and the impact the development could have on the environment.

Clare County Council requested a signifcant further information request prior to granting permission, citing concerns over the access road, traffic, the layout of the site and the site boundaries which are home to roosting bats.

Conditional permission was granted taking these factors into account.
