A guide price of €350,000 had been sought for the property, but the highest bid received was €200,000.
Around 50 people attended the sale at the Old Ground Hotel in Ennis, and the auction was paused on a number of occasions to allow for negotiations with the vendor.
They're now set to continue, even though no deal was struck.
Set near Lough Derg, Drewsborough House dates to the 1930s, has five bedrooms and sits on around 9 acres of land.
