Planning permission has been refused for a new housing development in West Clare.
It’s after Clare County Council ruled that plans for four new homes in Kilrush would constitute overdevelopment and impact the privacy of residents in the area.
Developer, Ross English initially lodged plans in December, seeking to build four two-storey terraced homes on Vandeleur Street.
The project met opposition however, with a number of objections lodged, including from a resident whose family home is next door.
The submission from Mary Carmody outlined that a three-storey complex is already behind the home and that the addition of a two-storey running the length of the back-garden would “completely hem in” the property and would “deprive the garden of light and privacy”.
Ultimately Clare County Council refused the project subject to four conditions including the risk of overbearance, overshadowing and loss of privacy to adjacent amenities.
The local authority also stated it could set a precedent for undesirable developments in the future and raised concerns over a lack of onsite parking and that the overconcentration of bin collections required would cause a general disturbance.
