The average price of a home in Clare rose by an average of €48,000 in August.
The CSO’s latest Residential Property Price Index shows asking prices were only down in Ennis over the month.
The mean asking price for a home in Clare at the end of August was €314,768, an 18% increase on the figure of €266,694 recorded in July.
The biggest hike came in the Shannon eircode area, where prices jumped from €223,000 to over €316,500, a rise of 41%.
Only five homes were sold in the catchment area of the industrial town, all of which were second-hand.
There was also a notable monthly increase in property prices in the West Clare area, rising by €65,000 to an average over €290,000.
Here, there were 16 recorded transactions, with just one involving a new home that sold for €181,000.
Asking prices were down marginally in the Ennis eircode area, however, dropping to an average of €337,000.
Throughout August, 25 housing transactions were completed there, with just six going to first time buyers.
