Clare House Price Inflation Double The National Average

The median price of a four-bed home in Clare has jumped by over €50,000 in the last year.

The latest quarterly report from Myhome.ie shows the average selling price in this county has climbed more than 15%.

The median in this case refers to the home in the middle of the list between the most expensive home purchased in Clare and the cheapest from the period of July to September.

It’s generally considered a more accurate reading than the mean average as it’s not skewed by outliers at either end of the scale, but whatever way you slice it, buyers in this county are paying more for their accommodation.

According to Myhome.ie, the median asking price for a property in Clare is now €285,000,which is a €10,000 increase in the space of just three months and 15% rise in the last year.

This means the rate of housing inflation in Clare is now double the national average of 7.5% as last year the median price of a home in this county was €247,000.

The rising trend applied across the board to Clare’s property portfolio, with the asking price for a 3-bed semi-detached house up €11,000 over the quarter to €260,000; a jump of €31,000 compared to this time last year.

Meanwhile, the asking price for a 4-bed semi-detached house in Clare rose by €20,500 over the quarter to €295,000 – This price is up by €50,500 compared to last year.

This is in spite of a 10% increase in properties available on the market here, with 287 homes for sale at the end of September.

While, the average time for a property to go sale agreed in the county after being placed up for sale now stands at just over two and a half months.
