A firm is making a renewed effort to construct a series of warehouse units on the outskirts of a south Clare village.
Six months after withdrawing its original application for planning permission, Tekelek Group Holdings Limited, which is based in Shannon, is again seeking to progress the development in the Portdrine area of Cratloe.
The application submitted by MKO Planning and Environmental Consultants is for a development consisting of four warehouse units including office accommodation in what’s described as the “Portdrine Business Park”.
The development, it’s stated, would also consist of connections to existing estate services and provision of additional heavy and light vehicular parking together with all necessary ancillary services.
The applicant says the previous application was withdrawn “due to a concern that planning permission would be refused on roads or traffic grounds arising from a submission made by TII”.
This submission, made on February 2nd, says the development would be “at variance” with its policy on control of development on or affecting national roads.
The submission also says that the application failed to include data demonstrating the development “will not have a detrimental impact on the capacity, safety or operational efficiency of the national road network in the vicinity of the site”.
A total of 11 submissions were made by Cratloe residents in opposition to the development, with one stating locals were “extremely concerned for the safety of all road users” in the event the project went ahead.
The new application includes a revised Traffic and Transport Assessment which describes its traffic impact on the N18 as “minimal” and that in a “worst case scenario”, it would result in a 0.39% increase in traffic volumes on the N18.
The applicant emphasises that this doesn’t “approach” Transport Infrastructure Ireland’s 10% threshold.
Submissions on the development are due by October 8th and and Clare County Council is set to make a decision on the plans by October 29th.
