Clare Auctioneer Raises Future Supply Concerns As Local House Prices Continue To Climb

A Clare auctioneer is raising concerns about the prospect of future housing supply here beginning to drop off.

It comes after a new report released today has revealed property prices in this county are continuing to climb, though at one of the lowest rates in the country.

Daft.ie’s House Price Report for the fourth quarter of 2022 has been released today and suggests the average price of a home in this county is now above €234,000.

That’s a jump of nearly 6 percent in the past 12 months.

The median price of a newly built house in this county is now around €310,000.

It’s now more expensive to buy a home in this county than in Tipperary, Waterford City or Limerick County.

However, while house prices in Clare are rising, they are doing so at one of the slowest paces in the country compared to other counties.

Economist and author of the report Ronan Lyons has been telling Clare FM’s Morning Focus that there may be a dropoff in prices in the coming months.

There are fears being expressed locally though about a dropoff in the number of planning applications and commencement notices posted in 2022.

Latest CSO figures show 144 houses in Clare got the green light between July and September last year, while 42 commencement orders were issued in November.

Ennis auctioneer Diarmuid McMahon of Sherry Fitzgerald McMahon says a fall in planning applications will see a drop in housing completions this year.
