Average Clare House Price Rose By 19% In January

The average purchase price for a home in Clare increased by 19% in the first month of the year.

The latest figures from the Central Statistics Office show that Shannon is now the most expensive part of the county for buyers.

The average price of purchasing a home here rose to €281,453 in January, which is an increase of more than €45,000 on the sum recorded in December of 2023.

Shannon is now the most expensive part of Clare to buy a home, with the average property there selling for €335,000, representing a monthly increase of 20%.

There was a similar trend in Ennis, where the mean selling price rose by more than €50,000 over the month to €308,861.

In the Kilrush electoral area, there was an 11% increase, with the average price paid for a home there coming in at €200,500.
No new homes were purchased in West Clare during this timeframe, but four existing dwellings were sold to first-time buyers.

In the Shannon region, just three properties were sold, all of which to first time buyers, while in Ennis there were 22 property transactions, with nine existing dwellings and just one new dwelling sold to first-time homeowners.

On a national level, the lowest median price for a dwelling in January was €165,000 in Leitrim, while the highest median price was €620,000 in Dún Laoghaire-Rathdown.
