ABP Refuses Lahinch Housing Development Due To Sewerage Deficiencies

An Bórd Pleanála has refused permission for a Lahinch housing development due to sewerage deficiencies.

The initial application submitted by John Talty Construction had hoped to deliver eight new residential homes on School Road in the town.

The build had it been given the go-ahead would have involved six four-bed detached units and two four-bed semi-detached units.

The homes themselves were intended to go on the market for private sale and long term rental use only.

The developers had planned to manage wastewater at the site by establishing a new connection to the public sewer system.

However An Bórd Pleanála has upheld the local authority’s decision to refuse the project.

The board direction states that “the proposed development would be premature by reference to the existing deficiency in the provision of sewerage facilities in Lahinch.

The board added that “the proposed development would set an undesirable precedent for further housing estates served by such ad-hoc means” before raising concerns over the potential for pollution as a public health risk.

The original planning application received three objections from members of the public who cited inadequate wastewater infrastructure, despite Uisce Eireann declaring that there was sufficient capacity for the development without an infrastructure upgrade.

The An Bórd Pleanála decision comes just over a year after Clare County Council rejected plans for 28 homes on Station Road, Lahinch also due to sewerage deficiencies.
