60% of house sales in Clare are to first time buyers.

The figures is contained in one of two reports published today, which show that house prices are continuing to rise in this county and elsewhere.

The Real Estate Alliance has found that the price of the average second-hand three-bed semi in Clare has jumped by 2.2% to €230,000 in the last three months.

60% of sales in the county are to first-time buyers, with 8% of all purchasers coming from outside the area.

The REA’s Average House Price Index for the second quarter also states that across the county, the average time taken to sell is six weeks.

Spokesperson for the Real Estate Alliance, Barry McDonald is expecting an increase in stock which he beileves could slow down prices.

The author of the latest Daft.ie report is less optimistic though.

The property website says there were only 3,300 properties available to buy across Munster in June 2021 compared to 3,600 during the same period last year.

It’s latest report has placed a 241,000 euro price tag on the average property in this county, up 14% on 12 months ago.

This represents the largest year on year percentage increase in Munster and the 7th Nationwide and is much lower than the 9.5% jump in prices nationally.

Economist Ronan Lyons says it’s obvious increased supply’s needed.
