The average cost of a new home in Clare has risen by 10% in the last 12 months.
The latest report from Daft.ie shows the average price paid in the first three months of the year was €269,151.
Despite the price spike, Clare ranked as one of the cheapest counties on average in which to buy a home to start the year.
There were just nine counties that had lower average prices for new houses, with just Tipperary averaging a lower price than Clare in Munster
The greatest price increase seen in the county was the cost of four bed bungalows, which fetched an average of €369,000.
This represents an 18.8% increase of €57,000 in the space of a year.
A €41,000 rise was seen in the cost of a new five bed detached home, making them 14.5% more expensive than this time last year.
New one bed apartments saw the greatest percentage surge in the first three months.
The asking price on these properties increased by 29.4% to a cost of €122,000.
Two bed terraced homes fetched €134,000, while a new three bed semi detached home cost an average of €182,000.
Meanwhile, a survey from the Real Estate Alliance shows that the price of a second-hand three-bed semi detached home has now reached the €300,000 mark, up 3.4% in the last three months alone.
The REA also indicated that of those in the market for a second hand home in the first quarter of the year, three fifths were first time buyers.
