The house in question was the only one in the Kilrush Electoral Area where ownership of the property was legally transferred in the first month of the year.

Three more properties were sold in the region in January, for which stamp duty returns have been filed with Revenue.

This caused a drastic reduction in average cost of a home in the county, which comes in at €270,324.

In spite of this, the average property price still rose 5% in the year to January, up from €258,270 at the start of 2024.

Central to this was spike’s in property prices in both the Shannon and Ennis Electoral Areas over the 12 month period.

€359,305 was the average price paid for a home in the county town in January, up a quarter from the €286,256 seen last year.

Shannon meanwhile, saw a 20% increase of €62,411 to also eclipse the €350,000 mark, with the average price paid in January coming in at €351,667.
