The initial application was for 46 homes including: 1 five bedroom terrace dwelling, 27 four bedroom terrace houses, 3 three bedroom terrace homes, 9 two bedroom townhouses and 5 two bedroom bungalows in the estate.

However, as part of the 26 conditions set out by Clare County Council, only 23 of the dwellings were given the go-ahead.

The company had previously applied for planning permission to construct an access road, footpaths and associated services to service future housing in 2015, but withdrew the application before a decision was made.

The development was subject to a number of objections, with local residents citing concerns over the strain on existing sewage infrastructure and the potential for anti-social behaviour linked to a proposed green area and cycle path attached to the estate.

Other conditions set out by the council include, a fee of  €128,000 to be paid in respect of public infrastructure and facilities benefitting the development.

Cash security of €115,000 must also be paid to the council and an agreement must be finalised in relation to the Part V social and affordable housing provision.
